Rita Grace Manor Apartments - Residential Housing Project

PHILADELPHIA, PA (LAND DEVELOPMENT CONSULTING) - Rodriguez Consulting LLC (Rodriguez), under contract with Omnia Group Architects (Omnia), provided site/civil engineering and land surveying services for the Rita Grace Manor Apartments, a 4-story 72-unit apartment building containing 61 parking spaces located in the Greater Northeast section of Philadelphia. The project involved due diligence, approval processing, site/civil engineering, stormwater management plan, and project close out.  The new on-site stormwater system was comprised of a stone infiltration bed under the new parking lot and two bioretention facilities. The developer, Rita Grace, LLC, completed construction on this $7M project in 2016.   

Rodriguez Contribution
Rodriguez provided the following site/civil engineering and land surveying services:
  • Site Survey – Boundary, utility and topographic survey.
  • City Planning & Zoning Permit Application & Approval– Preparation of a Zoning Plans and coordination of Zoning Permit approval with Streets Dept., Planning Dept., and Licenses & Inspections (L&I).
  • PA Act 537 Permit & Approval– Prepared PA Act 537 application and coordinated with Water Dept. for approval.
  • PA DEP NPDES Application & Approval – Prepared NPDES application and E&S plans and coordinated with Water Dept. and PADEP for approval .
  • Geotechnical  – Coordinated soil and permeability tests at infiltration locations for stormwater permit application.
  • Stormwater Management Plan & Approval  – Coordinated with owner and contractor to develop a cost-effective stormwater management plan for the project.  Developed construction plan and coordinated with Water Dept. for stormwater permit approval.
  • Construction Drawings - Site grading and drainage plan, utility plan, landscape & lighting, post-construction stormwater management, ADA  compliance, and details. 
  • Construction Support - Reviewed shop drawings, coordinated with contractor, prepared as-built drawing of stormwater system.
