Lawrence Court Homeownership Development
PHILADELPHIA, PA (SITE DESIGN) - Rodriguez Consulting LLC (Rodriguez), under contract with the Hispanic Association of Contractors & Enterprises (HACE), provided site/civil engineering and land surveying services for the Lawrence Court Homeownership Development, a 50-unit residential development located on a former industrial site in the St. Hugh section of North Philadelphia. The development consisted of 46 2-story townhomes with a rear parking pad for each unit and privately managed stormwater system. The project involved due diligence, approval processing, site/civil engineering, stormwater management plan, and project close out. The developer finished construction on this $13M project in 2012.
Rodriguez provided the following site/civil engineering and land surveying services:
Private Cost Water & Sewer System Design - Preparation of a Private Cost Water & Sewer System plans and specs and coordination with Water Dept. for approval.
PA Act 537 Permit & Approval– Prepared PA Act 537 application and coordinated with Water Dept. for approval.
PA DEP NPDES Application & Approval – Prepared NPDES application and E&S plans and coordinated with Water Dept. and PADEP for approval .
City Plan Change – Coordination of the addition of new streets (4th Street & Westmoreland St) to the Philadelphia City Plan.
Roadway Design – Prepared roadway, paving, sign/striping, and ADA-ramp design drawings and coordinated approvals with Streets Department..
Geotechnical – Coordinated soil and permeability tests at infiltration locations for stormwater permit application.
Stormwater Management Plan & Approval – Coordinated with owner and contractor to develop a cost-effective stormwater management plan for the project. Developed construction plan and coordinated with Water Dept. for stormwater permit approval.
Construction Drawings - Grading plan, utility plan, and details.
